Many of the properties in Garden Mews are occupied by tenants rather than owner-occupiers. Sometimes it’s difficult to know who is accountable for what and who to turn to when something is not quite right.
The handy guide below indicates who to talk to first when it comes to many of the common aspects of renting.

Knowing the terms of your leasehold
Knowing the following terms within the leasehold will help you navigate around what is and isn’t allowed at Garden Mews. These terms are part of the lease between the Freeholder (Hicks Development) and all landlords and owner-occupiers. These terms pass down to all tenants equally.
- All tenants and owner-occupiers alike have permission to use the Gardens and Grounds
- All tenants and owner-occupiers alike have the rights to use the common parts of the estate including the Bike Shed, apartment-allocated car parking space and the bin stores, for the purpose for which they are intended.
- Access to common television aerials and where installed, and upon subscription, access to communal satellite dishes.
- The rights for occasional visitors to use the visitor car parking spaces.
- The use of any standpipes provided for the purpose of car washing.
- The lease prohibits the erection of any radio or television receiving/transmitting aerials or satellite dishes other than communal equipment.
- Advertising or other signage is not allowed to be displayed in the window, except when required, a single ‘For Sale’ or ‘To Let’ sign. Other business advertising is not allowed.
- Parking is only allowed in the designated bays. Be careful not to cause obstruction with any vehicle.
- Not to throw dirt, rubbish, rags or other refuse or noxious substances into the sinks, baths or toilets, or out of the windows. Such materials should be placed in the appropriate bin store.
- Unreasonable noise is not permitted. The lease makes specific reference to musical instruments, loudspeakers and singing which could cause annoyance to other occupiers.
- No clothes or other articles should be hung or exposed outside.
- Pets (animals, reptiles or birds) are not allowed. However, there is a specific clause which states permission will not be unreasonably withheld. In the first instance, speak to your landlord or letting agent.
- The external entrance to all residential buildings should be kept shut when not in use.
- Bicycles, prams and pushchairs are not to be stored in the communal areas in the residential buildings. Remember, there is a secure bike shed you have access to.
- Commercial vehicles, vans, trailers, boats or caravans can not use the parking spaces provided.
